Scope of construction of SDO Quarters

Generally S.D.O. Quarters are constructed as per detailed plan attached on the Government land with about 170 Sqm builtup area at ground floor.

Foundation:

The open foundation can rest on hard murum strata: Depth of foundation will be minimum 1.5 m and embeded for minimum 0.3m in hard murum. 

P.C.C. (1:5:10) for 15 cm thickness shall be provided as levelling course for the foundation.

Structure:

RCC framed structure with footing, columns, beams & slabs etc. to be provided in C.C. M-20. 

All lintels, chajjas, pardis, fins etc. shall also be in C.C. M-20 grade concrete. 

All centering & form work material shall be of plywood/ steel. 

Adjustable steel props & trussles to be used for supporting system for beams & slabs. 

RCC design approved by S.E., P.W. Circle, _________ shall be adopted for execution. 

Structure shall be designed for ground & future expansion for upper floors.

Plinth: 

Plinth level shall be minimum 0.90 m above the average ground level. 

Plinth shall be filled with selected material as sand, murum. 

80mm metal soling for 15cm compacted thickness & C.C. 1:4:8 for 10cm thickness shall be provided as levelling course.

Superstructure:

The fly ash brick masonry 2nd sort with cement mortar to be provided for superstructure.

The outer/inner panel wall shall be of 23cm thickness in C.M.1:6 and part inner wall shall be in half brick thick wall in C.M. 1:4.

Roofing:

R.C.C. M-20 grade slab with super plasticizer shall be provided for roofing. 

Waterproofing treatment to terrace shall be in C.M. 1:3 of minimum 20 mm thick using 90% white marble chips. 

Plastering & Finishing:

Sand faced plaster 25mm thick in two coats with C.M. 1:4 using waterproofing compound for external walls & 6 mm/ 12mm/ 20mm cement plaster in C.M. 1:5 with neeru finish for inner walls/ concrete surface. 

The external surface shall be finished with two coats of water proof cement paint with seal cement primer. 

Internal surface shall be finished with two coats of oil bound distemper including primer coat.

Flooring, Dado & Skirting:

a) Flooring: 

Kotah stone 25 to 30mm thick with marble strips shall be provided for bed room, Kitchen, passages, office, varandha, dining & living. 

Ceremic tiles flooring shall be provided for W.C.'s & toilets. 

Kotah stone flooring shall be provided for bath room. 

Polished shahabad stone flooring shall be provided for servant quarter, store & wash. 

Kotah stone with rounded nosing shall be provided for steps and riser etc. 

White makrana marble shall be provided for window sill. and it should be mirror polished.

Granite stone 18 to 20mm thick supported on both side polished kaddapa stone slabs shall be provided for kitchen platform. Kaddapa stone slabs shall be provided for shelf in store & kitchen.

b) Dado & Skirting: 

Ceremic tiles for 10cm height shall be provided for skirting to all rooms & passages. 

Ceremic tiles for 2.1 m height shall be provided for toilets & bath and 1.2m height for W.C. & Wash.

Doors & Windows: 

Decorative C.T.W. (superior) fully paneled door with C.T.W. frame (15cm x 7.50cm) shall be proposed for entrance. C.T.W. shutter with 12mm thick both side pre-laminated particle board panels & M.S. cold rolled steel/ factory made precast RCC door frame shall be provided for all rooms. 

Factory made precast RCC door frame and FRP shutter 25mm to 30mm thick (with extra reinforcement) shall be provided for toilet. 

WC & bath. Entrance door shall have brass fixtures and fastenings whereas all other doors shall have aluminum fixtures & fastenings. Fully glazed openable aluminum windows & ventilators with 12mm M.S. square bar grating shall be provided. 

M.S grill (30Kg/Sqm) with superior teak wood hand rail (75 x 60mm) shall be provided for railing. 

All frames, scantlings, steel work etc. shall be finished with two coats of oil paint/ french polish. 

Internal Water Supply & Sanitary: 

a) Water supply pipes with fittings, taps & valves etc. of medium grade G.L. pipe having ISI mark and required diameter shall be provided. 

b) PVC long arm nahani taps, white glazed earthenware European type & Orissa type (63 cm) W.C. pan, white glazed earthenware wash hand basin of size 55 x 40cm & 63 x 40cm (with counter) shall be provided. showers, ball cock arrangement, belgium type mirror (45 x 55cm), chromium plated towel rod etc. shall also be provided.

c) PVC soil & vent pipes of 75mm & 100mm shall be provided for internal sanitary arrangement. 

d) Stainless steel sink of size 51cm x 43cm x 20cm shall be provided in kitchen.

External Water Supply & Sanitary: 

a) Septic tank of overall size of 3.0m x 2.0m & 1.2 m liquid depth shall be provided. PCC for 15cm thick, 35cm thick fly ash brick masonry in C.M. 1:4 RCC 20 grade slab, finishing outer side with plain cement plaster & inner side with plain cement plaster (with cement finish), IPS flooring at bottom shall be provided for sentic tank. Sock pit of 1.2m x 2.4m x 1.2m shall be provided for disposal.

b) Gully traps, Brick masonry inspection chamber of size 60cm x 45cm and 90cm x 45cm and PVC 110mm/ 150mm pipes etc. as directed shall be provided for all external sanitary arrangement.

c) Sump well of overall size 2.5m x 2.5m & liquid depth of 1.2m shall be provided. PCC for 15cm thick, 35cm thick fly ash brick masonry in C.M. 1:4 RCC 20 grade slab, finishing outer side with plain cement plaster & inner side with plain cement plaster (with cement finish), IPS flooring at bottom shall be provided for sump well. 

d) PVC water tank of 4000 liters & 1000 liters with ISI mark shall be provided at terrace.

e) All Internal and external water supply arrangement with open well covered with M.S. Jali and pump house. Corporation water supply etc.

Rain Water harvesting:

Rain water harvesting consisting of PVC pipes of 110mm dia. for downtake PVC pipe of 110/ 150 mm dia. for conveyance of water at ground level. Underground water storage tank of overall size 2.4 x 2.4 x 1.5m in fly ash brick masonry. Sock pit of size 3.0 x 3.0 x 1.5m constructed using honey combed brick walls & filled with selected material shall be provided as directed. 

Paving around Plinth: 

Factory made hydrocially compressed cement concrete paving block of M-20 grade & 40/60mm thick shall be provided as directed for 1:5 in width around the plinth and in porch. Murum filling for 15cm thickness and 80mm soling for 15cm thickness shall be provided below the block. PCC 15cm thick shall be provided in porch.

Solar Passive Architecture:

Building shall be constructed considering solar passive architecture. Solar Water heater of  approved quality and required capacity shall be provided

Compound wall:

Compound wall for required length and about 1.5 mtr height above ground shall be provided. with architectural treatment in fly ash brick masonry in C.M. 1:5 Decorative M.S. grilled gate of approved design shall also be provided.

Internal road:

Internal road of 3m wide and of required length consisting of murum blanketing for 15cm thick, WBM with 80mm metal for 15cm thickness. WBM with 7.5cm thick using 40mm metal. Sand layer of 20cm and ICB paving blocks M-40 grade and 60mm thickness. 

Parapet:

Brick masonry in C.M. 1:5 for 0.9m height and C.C. cornice with M-15 grade concrete shall be provided for parapet. Wall shall be finished with sand faced plaster. Porch & parapet shall be provided with decorative patta. 

Disposal of Excavated stuff:

All the excavated stuff and debries shall be removed from the site and the campus shall levelled and cleaned well before handing over. 

Decorative tiles shall be provided over sloping chajjas.

M.S. ladder of approved design shall be provided for terrace.

Brick bat coba laid to slope shall be provided for porch/ terrace.

H.Y.S.D./M.S.:

Steel should be of Tata Company or equivalent. HYSD or TMT shall confirm to IS 1139-1966 for hot rolled deformed bars & IS 1789-1979 for cold rolled twisted bars. the standard specifications shall apply in pertinent particulars. The tensile strength of HYSD bard shall be specified in special provision. Mild steel shall confirm to IS 432-1966.

Electrification: 

All the necessary provisions for internal & external electrification including street light shall be made including necessary MSEB charges

a) Internal wiring: Internal wiring shall be in P.V.C. casing caping with required size of 1.S.I. mark copper wires, all the necessary points with switch boards and modular switches.

b) Fixtures: Celing fans, tub light fitting, exhaust fans & water heater shall be provided as per scale of fitting.

c) Switch gear: Necessary control switch gear shall be provided with MCB type pannel boards including ELCB. 

d) Street light: Adequate street light shall be provided in the premises including gate light.

e) Pump: Adequate size of water pump shall be provided for lifting of water from sump/ open well including switch gear and cable.

f) Other Item: All the necessary arrangements including MSEB. 

g) Charges for connection.

Garrage:

Garage/ Store shed for jeep or similar type of vehicle shall be provided. 

CD Work:

C.D. Work for approach road with adequate rows of 900mm dia hume pipes and of 7.5 carrageway shall be provided.

Information board: 

Name board shall be provided.

Antitermite Treatment:

Antitermite treatment at various levels shall be provided at as directed by Engineer.
